The Regulatory Reform (Fire Safety) Order 2005 (FSO) came into effect in October 2006 and replaced over 70 pieces of fire safety law. - an employer or self-employed with business premises
- a charity or voluntary organisation
- a contractor with a degree of control over any premises
- providing accommodation for paying guests
WHAT DOES THIS MEAN?
Thanks to the change in the law, the once helpful Fire & Rescue Service now have warrant cards, not notebooks. Gone are the days of the fire officer paying you a visit once a year, giving you some general advice, then handing over a fire certificate. Now, its officers expect you to identify the risks etc. And if you don't you should expect more than a few strong words aimed in your direction - they're looking to prosecute.

ASBESTOS - DUTY TO MANAGE
If your premises were built or refurbished before the year 2000, there's a strong chance that they may house asbestos containing materials (ACMs). Because of the risks associated with asbestos, whoever is responsible for the premises must identify where any ACMs are, and more importantly, take appropriate steps to ensure that those using the premises aren't exposed to the hazardous fibres.
HOW TO DO THIS
Although you may think that asbestos spotting is relatively simple, it really isn't. It can be hidden in the most unlikely places. So, rather than guessing, the safest option is to have an asbestos survey completed.
We offer two types of asbestos survey:

2. REFURBISHMENT AND DEMOLITION SURVEY
This is the type that's needed before any major refurbishment or demolition work is carried out. It is used to locate and identify, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if its demolition is planned. When sampling is carried out as part of a survey, samples from each type of suspect ACM will be collected and analysed by a UK Accredited Services approved laboratory.
